WHEN SHOULD I SELL?

There are always buyers out there looking for a home and every season has its pros and cons. Some properties however present so beautifully in a certain season – e.g. a beach entertainer in summer or a landscaped garden that bursts into colour each Spring – that it is strategic to wait for the perfect timing. The Sydney market goes to sleep during Christmas (Dec 20th – Jan 10th) – otherwise Snowden Jones can assess the optimum launch date on a case-by-case basis.

HOW LONG UNTIL SALE DAY?

The local average for a property sale is 2- 6 weeks plus styling and marketing preparation. Snowden Jones will always focus on the sales result – not beating the clock. We may find your buyer quickly, but we’ll last the distance if it takes a little longer.

WHAT DO I NEED TO BE INSPECTION-READY?

A buyer should be able to envisage the lifestyle they could enjoy in your beautiful home. Clutter will only get in the way, so tidying your personal belongings away – as well as adding decorative design elements and keeping garden maintenance tip top – can work wonders. Snowden Jones will ensure that your home is at its best.

WHAT ARE THE KEY RENOVATIONS REQUIRED?

In our experience, adding brightness to a dark room (lighter colour, downlights etc), raising the grade of handles and tapware and a fresh coat of paint bring you the biggest bang for buck when creating a best impression. This is the perfect place to start – but there are many other possibilities, depending on the property.

IS IT WORTH HAVING AN EMPTY HOME STYLED?

It is much more visually powerful to see a house become a home before your very eyes with soft furnishings and decor than have to rely on imagination. Styling delivers phenomenal value for money and pays for itself with a superior sales result. We can take care of everything – from sumptuous bedding to fresh flowers that fill the air with their exquisite scent. We can also freshen up and update existing decor in a lived-in house.

AUCTION OR PRIVATE TREATY?

Once you have two or more buyers interested in your home, the high stakes, competitive atmosphere of an auction will flush out each buyer’s best price. Having a date in real time also creates a sense of urgency; buyers have to put their best feet forward. Ideally, emotion will drive each party to pursue the property – may the best man (or woman) win! Although Snowden Jones often advocates the efficacy of the auction process, we will consult with each vendor to ensure that this best suits their property. If private treaty is a better fit we will counsel our vendor accordingly.
